You use them to make your own decisions. We are not a licensed contractor, engineer, or insurer. Our reports are risk intelligence instruments, not code compliance certifications or insurance guarantees. Read the specifics below before booking.

Who these terms apply to.

These Terms of Service govern your use of the Highground IQ website at highgroundIQ.com and any services you purchase from Highground IQ. By booking a consultation, purchasing a package, or using our website, you agree to these terms. If you do not agree, do not use our services.

Highground IQ is family owned and operated out of Tampa, Florida.

What we provide.

Highground IQ provides independent property risk intelligence services including interactive roof and property inspection reviewed by professional inspectors, AI-powered condition assessment and scoring, reserve forecasting, insurance-ready documentation, contractor oversight, and related advisory services as defined in the package you purchase.

Our reports and deliverables are risk intelligence instruments. They are designed to give you independent, data-driven information about your property's condition and risk profile so you can make better-informed decisions. They are not engineering reports, structural certifications, code compliance inspections, insurance appraisals, or legal documents unless explicitly specified in your package description.

What we are not.

We are not a licensed structural engineer. Our condition assessments identify visible risk areas and score them using independent professional analysis and industry benchmarks. They do not substitute for a licensed structural engineering assessment where one is required.

We are not a licensed general contractor. We do not perform repairs, manage construction projects, or act as your contractor of record. Our contractor oversight module provides independent verification of contractor work but does not create a contractual relationship between Highground IQ and your contractor.

We are not a licensed insurance adjuster or appraiser. Our insurance-ready documentation is designed to support your claim with independent evidence. It does not guarantee a specific claim outcome or substitute for your insurer's own assessment process.

We are not a licensed reserve study provider in jurisdictions that require licensure for reserve studies. Our reserve forecast reports provide capital planning intelligence based on current condition data. Consult a licensed reserve analyst if your jurisdiction requires a licensed reserve study for statutory compliance.

Booking and payment.

Essential Scan and Property Intelligence packages require full payment at the time of booking. Portfolio Oversight engagements are scoped on the consultation call and invoiced after scope confirmation with payment due prior to service commencement.

All payments are processed through our secure payment processor. We do not store your payment card information.

By completing payment you confirm that you are authorized to engage services for the property address provided, either as the owner of record or as an authorized representative of the owner or governing board.

Scheduling and rescheduling.

You may reschedule your inspection appointment up to 24 hours before the scheduled time at no charge using the link provided in your confirmation email.

Rescheduling requests received less than 24 hours before the scheduled appointment may be subject to a rescheduling fee of $75 except in cases of documented emergency or weather conditions that prevent safe equipment operation.

Weather conditions that prevent safe equipment operation will result in automatic rescheduling at no charge and no penalty to you. We will contact you within 24 hours of a weather cancellation to schedule a new appointment.

Refunds.

If we are unable to complete your inspection due to circumstances on our end, including equipment failure, personnel unavailability, or any other reason within our control, we will offer you a full refund or a rescheduled appointment at your election.

If you cancel your booking more than 48 hours before your scheduled inspection, we will issue a full refund less a $50 processing fee.

Cancellations made within 48 hours of the scheduled inspection are non-refundable except in cases of documented emergency.

Refund requests for completed inspections are evaluated on a case-by-case basis. If you believe your report does not reflect what was represented in your package description, contact us at support@highgroundIQ.com within 10 days of report delivery and we will review your concern and respond within five business days.

We do not offer refunds based on dissatisfaction with findings. Our obligation is to report what we find accurately and completely. If your property has conditions you were not aware of, that is precisely the outcome the service is designed to produce.

Use of deliverables.

Reports, dashboards, documentation packages, and all other deliverables we produce for you are licensed for your personal and organizational use in connection with the property assessed. You may share them with your contractor, insurer, lender, board members, attorney, or other advisors in connection with decisions about your property.

You may not resell, sublicense, or represent our deliverables as your own work product or as the work product of any other party.

Highground IQ retains ownership of the methodology, scoring frameworks, and analytical processes underlying all deliverables. The findings and documentation specific to your property belong to you.

Accuracy and limitations.

Our inspections capture visible surface conditions at the time of inspection. We report what the inspection captures. We do not report on conditions that are not visible from the aerial vantage point, including interior structural conditions, subsurface issues, plumbing, electrical, or HVAC systems unless specifically included in your package scope.

Condition assessments reflect the state of your property at the time of inspection. Property conditions change. A report from six months ago does not represent current conditions and should not be used as a current assessment.

AI-powered analysis is one component of our assessment methodology. All findings are reviewed in the context of the inspection data. We stand behind our reports as accurately reflecting what the inspection captured and what our methodology assessed. We do not guarantee that every condition present on your property will be identified by inspection, professional review, and AI analysis.

Independent contractor oversight.

Our contractor oversight module provides independent verification of contractor scope, progress, and completion quality. It does not create a contractual relationship between Highground IQ and your contractor. It does not make Highground IQ responsible for contractor performance, project outcomes, or disputes between you and your contractor. Our role is verification and documentation, not project management or construction supervision.

Limitation of liability.

Highground IQ's liability to you for any claim arising from our services is limited to the amount you paid for the specific package giving rise to the claim.

We are not liable for any indirect, consequential, incidental, or punitive damages arising from your use of our services or your reliance on our reports, including but not limited to contractor disputes, insurance claim outcomes, property damage, or investment decisions.

Nothing in this limitation affects our obligation to deliver the services described in your package with reasonable care and professional judgment.

Indemnification.

You agree to indemnify and hold Highground IQ harmless from any claim, loss, or expense, including reasonable legal fees, arising from your misrepresentation of our reports, your unauthorized use of our deliverables, or your violation of these terms.

Dispute resolution.

If you have a concern about our services, contact us first at support@highgroundIQ.com. We resolve the overwhelming majority of concerns directly and promptly without the need for formal proceedings.

If a dispute cannot be resolved directly, both parties agree to attempt mediation before initiating any legal proceeding. Mediation will be conducted in Hillsborough County, Florida, under the rules of a mutually agreed mediator.

These terms are governed by the laws of the State of Florida. Any legal proceedings not resolved through mediation will be conducted in Hillsborough County, Florida.

Changes to these terms.

We may update these terms from time to time. Material changes will be communicated to active clients by email with reasonable notice before the updated terms take effect. Continued use of our services after the effective date of updated terms constitutes acceptance of the updated terms.
