How it works

An independent record of your property, built one inspection at a time.

Four questions organize everything we do. The answers are dated, traceable, and yours to keep.

Question 1

Where is the risk?

What we do

We inspect by drone, a professional inspector verifies every finding, and your Risk Pulse places your property across physical, financial, operational, and governance risk.

What you can hand to others

An inspection report and photo package in 72 hours, ready for your contractor, insurer, or board.

Delivered by: Baseline Scan; the free Risk Pulse

Where your score sits

Made-up figures. Higher means more risk.

Question 2

Why is it there?

What we do

Each finding is photographed at the same spots every visit and given a severity, so every later inspection shows exactly what changed.

What you can hand to others

Insurance-ready documentation, and a post-storm findings report after a named storm.

Delivered by: Property Monitoring; Portfolio Oversight

From a risk to its evidence

  1. Risk: roof and water intrusion
  2. Finding: flashing lifting at the parapet, photo spot 4, medium severity
  3. Evidence: the same spot photographed in March and September
Made-up example.

Question 3

What should we do?

What we do

A prioritized plan (now, this year, later) with cost forecasts. With Portfolio Oversight, we also collect at least three estimates per item from vetted vendors.

What you can hand to others

Reserve planning input for your reserve study firm: findings, risk, costs, urgency, and timelines.

Question 4

Did it pay off?

What we do

We record what each action saved and changed, and sign the statement. Your Risk Pulse falls as the work gets done.

What you can hand to others

A signed Value Realized statement that anyone can check, without signing in.

The Process

What working with us looks like.

  1. Book and brief

A short intake, under ten minutes, so we arrive knowing what to look for.

  2. Inspect and analyze

Drone imagery, with a professional inspector verifying every finding. No ladders, no disruption to residents.

  3. Receive and act

Your report in 72 hours, formatted for your contractor, insurer, board, or lender.

  4. Re-inspect and compare

With Property Monitoring, the same spots every visit, so you see what changed and what the work fixed.

Your Risk Pulse

It starts with your answers. Then it gets sharper.

One score from 0 to 100, where higher means more risk, across physical, financial, operational, and governance risk.

  1. 1. You answer

Eighteen questions, answerable from memory. Your first reading, in four minutes.

  2. 2. Evidence comes in

Inspection findings confirm or correct the answers. Highground IQ or your team updates them.

  3. 3. Progress moves it

As work is completed, the answers, and your score, are updated. You watch it move.

Reserve planning input

Your reserve study is only as good as the condition data under it.

We give your professional reserve study firm better input, built from what we actually find.

  1. 1 · FindingsDocumented with dated photos.
  2. 2 · RiskEstimated for each item.
  3. 3 · Cost forecastFor each item, from current prices.
  4. 4 · Urgency and timelineNow, this year, or later, with target years.
  5. → Your reserve study firmBuilds the forecast from current prices, not assumptions.

With Portfolio Oversight, we manage the vendor estimates too: a Request for Information to vetted vendors, at least three estimates per item, within a few weeks. The responses come to us, not to you, so you get the numbers without the sales calls. Vendors are vetted on license and insurance, reputation, manufacturer and public referrals, warranty, and explicit experience for the job. We accept no referral fees or payments from vendors, and we never recommend who you hire.

Input to your reserve study, not a reserve study or SIRS. Cost figures are planning estimates, not bids.

Every component is on a curve.

Condition falls slowly, then quickly. Readings taken in time show you the drop coming, while the replacement can still be planned and funded on your terms.
