Our independence pledge
Everyone else at your table was hired for a different job. We’re paid only to be on your side.
Six promises that shape how we work. They’re written down here so you can hold us to them.
-
No contractor relationships
We don’t perform repairs, manage the work, or partner with anyone who does. Nothing we find turns into a job for us or a friend of ours.
-
No referral fees or vendor payments, ever
No vendor pays us anything, for a referral, a listing, or anything else. That includes the vendors we ask for estimates on behalf of Portfolio Oversight clients.
-
Fixed fees, never a percentage of your contract
Packages have published prices, and oversight is a fixed fee quoted before you commit. Nothing we earn changes with what you repair, replace, or who you hire.
-
We never select or recommend your contractor
Whether we’re reviewing a scope or overseeing a project, the choice of who does the work stays with you.
-
As your owner’s representative, we answer only to you
On a capital project we review the scope, compare bids, verify each milestone before you pay, and inspect at closeout. We don’t perform or direct the work, and our fee is fixed, so we gain nothing if the price goes up.
-
Findings reported as we find them, not as convenient
A finding goes in the record with its date and photos whether it is good news or bad, and whoever it is inconvenient for.

Who pays us.
Only you. Packages have published prices, and project oversight is a fixed fee quoted before you commit. We take no referral fees, have no contractor relationships, and never recommend a specific contractor.
That’s what lets a finding stand on its own. Nothing we earn changes with what you repair, replace, or who you hire, so there’s no reason for us to make a problem look bigger or smaller than it is.
