Proof

We don’t ask you to take our word for it.

Our value statements are signed so anyone can check them, our scoring method is published here, and our independence is a written pledge.

Proof you can check

We sign our value statements, so you can check them.

A Value Realized statement adds up what our work returned over a period, and sorts every dollar by how sure we can be of it.

  • Verified: hard savings, backed by documents. Only verified value counts toward the headline return.
  • Not verified: value we can estimate or model but can’t document, such as cost avoided or board time saved. It’s shown as estimated or modeled, and never counted in the headline.

Changes in your Risk Pulse appear as a score, never as dollars.

Check a statement

Every statement PDF ends with its statement id and a hash. Enter both on the portal’s public check, no sign-in needed, to confirm it’s the one Highground IQ signed. Nothing else about the statement is shown there.

Our method

How the Risk Pulse is scored.

One number from 0 to 100, where higher means more risk, built from four areas. It’s the same score whether you take the free Risk Pulse or watch it as a client.

  • Physical risk

Roof age, the last written inspection, leaks, storms since the last inspection, other major systems, tree canopy, and irrigation.

  • Financial risk

How current the reserve study is, how funded the reserves are, recent special assessments or loans, and the last insurance renewal.

  • Operational risk

Where maintenance records live, who verifies a contractor’s work before payment, and whether there’s a written storm plan.

  • Governance risk

Whether statutory inspection and reserve obligations are met and documented, and how capital decisions get made.

How the points add up

  • Every answer carries 0 to 4 risk points.
  • “Don’t know” counts as 3. Not knowing is itself a risk.
  • Each area’s score is the share of its possible points, from 0 to 100. The overall score blends the four areas.
  • An active leak, or a storm with no inspection since, holds the score at 61 or above, whatever the other answers say.
  • The area with the highest score is your top driver, and the place to start.

The five bands

  • Low0 to 20
  • Moderate21 to 40
  • Elevated41 to 60
  • High61 to 80
  • Critical81 to 100

How it stays current

The score always comes from the latest answers. You answer first. As a client, inspection findings confirm or correct those answers, and completed work updates them. Highground IQ or your team makes the change, with the findings and actions behind it on the record.

Why we exist

Before Highground IQ, our founder was the board member who had to run the roof project.

Luis Reyes, founder of Highground IQ

As Vice President and Treasurer of his own 132-townhome HOA in Tampa, Luis watched five years of patched roofs become an urgent replacement across 33 buildings, negotiated under pressure, with no one independent checking the work.

He ran the project unpaid and built the board’s own record of every fee and change. Then he built the service his board didn’t have.

Where the thread broke on his board

  1. Where is the risk?No independent roof assessment in five years of patching.
  2. Why is it there?Leaks no one had seen, found only once the old roofs came off.
  3. What should we do?Decided under time pressure: $150,000 in change orders.
  4. Did it pay off?Answerable only because a volunteer gave 720 hours to keep the record.

Figures are from the founder’s own HOA, before Highground IQ existed. This is not a client engagement.

Our independence pledge

Independence isn’t a feature. It’s the product.

  • No contractor relationships
  • No referral fees or vendor payments, ever
  • Fixed fees, never a percentage of your contract
  • We never select or recommend your contractor
  • As your owner’s representative, we answer only to you
  • Findings reported as we find them, not as convenient
