Drone roof inspection
72-hour report
What this protects
Risk reduction
Cost avoidance
Your position with a contractor, an insurer, or an adjuster: your own record of the roof before the bid, the renewal, or the claim.
Details and deliverables
Most property owners discover roof damage after water is already inside, a contractor flags it mid-project, or an insurance adjuster lowballs a storm claim. The Baseline Scan gives you an independent drone inspection of your roof, analyzed and verified by a roofing professional, in 72 hours, so you walk into every conversation with contractors, insurers, and board members holding your own data instead of theirs.
Drone roof inspection covering one building, captured at inspection-grade resolution
Full photo documentation package delivered as a shareable PDF
72-hour turnaround from inspection to report delivery
Best for:
HOAs and individual property owners who want an independent baseline before a major project or repair bid, after a storm event, or before renewing an insurance policy.

Your reserves: capital needs seen ahead of time, so they are funded by plan instead of by special assessment.
Details and deliverables
A single inspection tells you where you are today. Property Monitoring tells you where you're headed and what it will cost you if you don't act. With two inspections per year, reserve planning input for your reserve study firm, and insurance-ready documentation always current, you shift from a property owner who gets surprised to one who plans, negotiates, and protects from a position of knowledge.
Two inspections per year, capturing condition changes across seasons and weather events
Your Risk Pulse tracked in your client portal, updated as inspection evidence comes in and work gets done
Reserve planning input for your reserve study firm: documented findings, a risk estimate, cost forecasts, and urgency and timelines, so contributions are planned and special assessments avoided
Insurance-ready documentation package formatted for claim submission and policy review
Storm damage priority response, moving your property to the front of the inspection queue after a named storm or significant weather event, with a post-storm findings report
Best for:
Property managers, HOA boards, and individual owners of multi-unit or high-value properties who need ongoing intelligence, not just a one-time snapshot.

Up to five buildings
One oversight dashboard
Quarterly briefing call
What this protects
Time and governance
Risk reduction
Your team’s time and your standing with every board: one view of each building’s condition and capital needs, briefed quarterly.
Details and deliverables
Managing multiple properties without centralized risk intelligence means you're always one deferred repair, one contractor dispute, or one storm away from a crisis you didn't see coming. Portfolio Oversight gives CRE owners, HOA federations, and municipalities a single command view across every asset, with contractor accountability built in and a quarterly briefing so nothing falls through the cracks.
Everything included in Property Monitoring, applied across your portfolio
Coverage for up to five buildings, with larger portfolios priced on overall project scope
Executive oversight dashboard consolidating each property’s Risk Pulse, open findings, and upcoming capital needs in one view
Managed vendor estimates: we send a Request for Information to vetted vendors and collect at least three estimates per item, so your reserve study firm plans from current market prices. Vendors are vetted on license and insurance, reputation, manufacturer and public referrals, warranty, and explicit experience for the job
Contractor oversight module giving you independent verification of work scope, progress, and completion quality so you're never relying solely on the contractor's own reporting
Quarterly briefing call reviewing portfolio health, upcoming capital needs, and recommended priority actions
Best for:
CRE firms, municipalities, and HOA management companies overseeing multiple buildings who need structured, defensible oversight across their entire asset base without building an internal inspection and risk team.
Per project
Capital Project Oversight
Fixed fee, quoted before you commit / scoped per project
Scope and bid review
Verified before each payment
Change order and fee log
What this protects
Hard savings
Risk reduction
Your contract price: payment released only for work that has been verified, with every change order and fee on the record.
Details and deliverables
A roof replacement, repaving, or exterior project is often the largest check a board or owner writes, and the work is usually verified by the party being paid for it. Capital Project Oversight gives you an independent owner's representative from scope to closeout, so every payment is tied to work that has been checked, and every change, fee, and promise is on the record.
Pre-contract review: an independent condition baseline, a scope check, and a like-for-like bid comparison before you sign
Existing-conditions documentation by drone before work starts, so damage to sidewalks, irrigation, and landscaping is settled against a record
Progress and schedule tracking on your behalf, reported against the contract timeline
Milestone verification before each payment, with dated drone and photo documentation
Change order and fee log: every change, markup, and third-party fee recorded as it happens
Closeout inspection and a complete project record for your files
HOA and condo boards, property managers, and owners planning or running a roof replacement, repaving, or other major exterior project, on one building or many.
More than five buildings? Larger communities and portfolios are priced on overall project scope.
Reserve planning input is for your reserve study firm. It is not a reserve study or SIRS, and cost figures are planning estimates, not bids.
When the risk isn't on the roof.
The offers above cover physical condition and the work done to it. This engagement covers the rest: the reserves,
contracts, and records that decide what that condition will cost you. It's the next step after a free

Governance & Reserve Risk Review
Scoped on a consultation / priced on overall scope
Reserve adequacy analysis
Contract review
Board-ready report
What this protects
Time and governance
Cost avoidance
Your board: decisions it can stand behind, and reserve and contract gaps found before they become an assessment.
Details and deliverables
A drone inspection tells you what condition the property is in. It doesn't tell you whether the reserve fund can pay for what's coming, what your management and vendor contracts actually commit you to, or whether the board's records would hold up if a decision were challenged. The Governance & Reserve Risk Review answers those questions with the same risk frameworks enterprise risk functions use, and gives you a scored, prioritized picture of where your exposure is concentrated.
Reserve adequacy analysis: your balance and contribution rate measured against projected capital needs
Vendor and management contract review: fee structures, markups, auto-renewal terms, and change order provisions
Board documentation and compliance posture review
Scored findings ranked by severity, with a prioritized action plan
A board-ready report you can present at a meeting and reference if a finding becomes a dispute
Best for:
HOA and condo boards heading into a capital project or a new term, property managers taking on or renewing an association, and investors evaluating an acquisition or an existing holding.
The cost of waiting
Planned on your terms, or replaced on the damage’s terms.
On our founder’s own HOA, before Highground IQ, five years of patching ended in an urgent roof replacement across 33 buildings, with $150,000 spent on change orders, including structural repairs from leaks no one had seen. A Baseline Scan costs $495.

Pricing questions.
How fees, payment, and the vendor estimates work.
When do we pay?
At booking for the Baseline Scan and Property Monitoring. Portfolio Oversight, Capital Project Oversight, and the Governance & Reserve Risk Review are scoped on a free consultation and invoiced after you confirm the scope.
Is any fee a percentage of our contract?
No. Every fee is fixed and agreed before you commit, so we gain nothing if a project costs more.
How do the vendor estimates work?
It is a managed service in Portfolio Oversight. We send a Request for Information to vetted vendors and collect at least three estimates for each item, within a few weeks. Vendors are vetted on license and insurance, reputation, manufacturer and public referrals, warranty, and explicit experience for the job. The responses come to us, not to you, and we take no referral fees from any vendor. The estimates are for planning, not bids.
We have more than five buildings.
Portfolio Oversight covers up to five buildings. Larger portfolios are priced on the overall scope: book a consultation and we will quote it.
