What You’re Handed

Not a folder of photos. A finding you can act on.

Most inspection services document what exists. Every finding we report answers the four questions, so it connects to a decision you need to make or a conversation you need to have.

  1. Where is the risk? The exact spot, on the roof plan and in the photo.
  2. Why is it there? What’s causing it, and what happens if it opens further.
  3. What should we do? Now, this year, or watch, with a planning estimate.
  4. Did it pay off? Re-photographed at the same spot next visit.

Photo spot 4 · Flashing lifting at the vent stack Medium

Why
Sealant has failed along one edge. Water reaches the deck if it opens further.
What to do
Reseal this year. Planning estimate $1,800, not a bid.
Proof
Same spot re-photographed in September.

What you’re handed Photos: documentation of what exists. Not what it means. An assessment of what it means, what it will cost, and what you should do next.
What the report is for Built to be filed. Not to be used. Built to be used: each finding tied to a decision or a conversation.
What happens next They walk away. No follow-up. The same spot, checked again next visit, and the record kept for you.

Property Monitoring

The same spot, every visit, so change is something you can see.

One inspection shows where the roof is today; two a year show how fast it is changing. That trend is what lets you time a replacement and budget for it.

What do I actually get from an inspection?

A condition report within 72 hours, built from drone imagery and verified by a roofing professional. It identifies specific issues, scores risk areas by severity, and separates what needs attention now from what to monitor. You can hand it directly to a contractor, an insurer, or your board.

Why two inspections a year instead of one?

One inspection shows where the roof is today; two show how fast it is changing. That trend is what lets you time a replacement and budget for it. Property Monitoring clients also move to the front of our queue after a named storm, so your damage is documented before the adjuster arrives.

My contractor already told me what’s wrong. Why pay for a second look?

Because your contractor was hired to deliver a scope, not to question it. That isn’t a criticism; it’s a different job. An independent inspection gives you your own record of the roof’s condition from someone with no stake in the repair. For $495, you know what you’re working with before you sign.

Do you replace our reserve study firm?

No. We give your reserve study firm better input: documented findings, a risk estimate for each item, cost forecasts, and urgency and timelines. With Portfolio Oversight we also collect at least three estimates per item from vetted vendors, so vendors don’t call you, and we take no referral fees from any of them. The reserve study itself stays with your credentialed firm.

How does our Risk Pulse get updated?

Your first reading comes from your own answers to the Risk Pulse questions. As our inspections bring evidence and as work gets done, Highground IQ or your team updates the answers, and your score moves with them. As a client, you can watch it change in your portal.
