A storm just hit, or one is coming
After a named storm, the first 72 hours decide the claim.
The window between the storm and the adjuster’s visit is where claims are won or lost.
In the first 72 hours
- Keep everyone off damaged roofs, and account for residents.
- Photograph and video every building, from every side, before anything is repaired.
- Compare what you find against a dated, pre-storm baseline, if you have one.
- Log every interior leak: which unit, which room, and when it was first noticed.
- Prevent further damage, such as tarping a roof, and keep every receipt.
- Notify your insurance carrier promptly, and be careful with contractors who offer to handle the claim.
What usually goes wrong
- The adjuster asks whether the damage was already there, and the board has nothing dated to show.
- The only documentation comes from a contractor who wants the repair job.
- The board spends the window waiting for an inspector instead of preparing its case.

Without it: Unknown, so it is open to dispute.
With it: A dated baseline from your last independent inspection.
Post-storm evidence
Without it: Gathered by whoever has time, or by a contractor.
With it: A findings report from someone with no stake in the repair or the payout.
Timing
Without it: Waiting in line for an inspector.
With it: With Property Monitoring, your property moves to the front of our queue after a named storm.
