I’m buying or holding an asset

Buying or holding an asset? Find the capital exposure before it finds you.

Buyers who don’t quantify capital exposure before closing absorb it after.

Before you close, or at your next review

  1. Test whether the reserve fund can cover the major replacements coming, at current material and labor rates.
  2. Find the total management cost: markups, coordination fees, and administrative charges, not just the headline fee.
  3. For HOA-attached assets, look for the reserve shortfall or unreviewed contract that points to a special assessment.
  4. Get an independent roof baseline before you price the deal.

What usually goes wrong

  • A physical inspection tells you the roof’s age, but not whether its replacement is in the price.
  • The proforma uses the broker’s numbers for management cost.
  • The purchase agreement discloses only the assessments a board has already approved.

How your own independent data changes it.

Deferred capital

Without it: A roof that is 12 years old.

With it: What its replacement will cost, whether reserves cover it, and whether that liability is in the price.

Management cost

Without it: The headline fee.

With it: The total cost, including markups and fees a proforma misses.

HOA governance

Without it: Only the assessments already approved.

With it: The shortfall and documentation gaps that point to the next one.
