I just joined the board

New to the board? Start with what you’re inheriting.

New directors inherit decisions they didn’t make, and exposure that built up before their term.

In your first 90 days

  1. Ask for the documents: the reserve study, the budget, the insurance policies, the management and vendor contracts, and recent minutes.
  2. Look at the property, or have it looked at by someone independent.
  3. Ask whether reserves are adequate for what is coming, not just what the balance is.
  4. Read what the management and vendor contracts commit the association to.
  5. Choose the two or three largest exposures and start there.

What usually goes wrong

  • Assuming someone is already watching the whole picture.
  • Trying to fix everything at once.
  • Deciding from memory instead of from the record.

What you inherited

Without it: Whatever the last board remembers.

With it: A scored picture of reserves, contracts, records, and compliance.

Where to start

Without it: Wherever the loudest owner points.

With it: The largest exposures, ranked by severity.

Your record

Without it: Decisions without the information behind them.

With it: A board-ready report you can reference if a decision is challenged.
