For association managers
Your associations are carrying risk nobody is measuring.
Reserve studies come every few years, and storm damage is assessed after the fact. We measure what happens in between, so you know which associations need you this quarter and can show each board what changed.
We proactively measure what happens between reserve studies, so you know which associations need you this quarter.
The Risk Pulse is free: four minutes on one association, answered from memory.

The problem
The gap isn’t a failure of management. It’s structural.
No association has a risk analyst on staff, and no manager can watch condition, reserves, storm exposure and contractor work across every association while running the day. Everyone around the association is there for something else.
It shows up as a renewal priced on a roof nobody has looked at this year, a contribution set from an old reserve study, and a board asking questions only a record can answer.

| Your team | Here to: run every association day to day. | Not here to: measure capital risk on top of it. |
| Your boards | Here to: decide for the owners. | Not here to: gather the evidence themselves. |
| The contractor | Here to: deliver the scope. | Not here to: question it. |

Your year
The riskiest weeks of your year are the busiest ones.
Storms, budgets and renewals land in the same months at every association you manage. Our work lands before they peak.

Reserve planning input goes to your association’s reserve study firm; the study itself stays with them. Cost figures are planning estimates, not bids.
How we work with you
Either of us can start it. We run the work. Everyone sees it at once.
This is not an audit of your management. It gives you and your boards visibility and control over a process no manager has the capacity or tools to run today.

- We don’t recommend, and we don’t pay. No referral fees, either way.
- No white label. And we never compete for management.

Before you bring us in
Who we report to, and who sees what first.
How a partnership works with your company and the boards you serve.
Still have a question?
Book a free 20-minute consultation and ask us directly.
Is this an audit of my management company?
No. We work alongside you. We give you and your boards visibility and control over a process no manager has the capacity or tools to run today: condition, reserves, storm exposure and contractor work, measured and on one record. We don’t collect dues, manage vendors or replace you.
Who do you report to, us or the board?
Our client, whoever engages us. If the association engages us, we report to the association; if your company does, we report to you. The client gets portal access with the service it buys and decides who else to invite.
Will the board see findings before we do?
Not if you’re invited. Findings are released in the portal, and every invited user sees them at the same time. No one sees them first, including the client.
Do you white-label or pay referral fees?
Neither. Your boards value the work because it is independent of you, so it carries our name. We don’t recommend managers or contractors, and no referral fees change hands in either direction.
Can you cover all the associations we manage?
Yes, from one association to the whole book. Property Monitoring covers one property; Portfolio Oversight puts up to five buildings on one register, and above five buildings it is quoted on scope. We work in Tampa Bay now, and other markets open in 2027.
Where do we start?
Run the free Risk Pulse on the association that worries you most: about four minutes, answered from memory. Then run it on the next one. If you’d rather talk about a partnership first, book a free 20-minute consultation.
