Portfolio Managers

Every site reports differently. Your capex plan can’t.

One register for every building, scored the same way at every site, so the capex plan you take to your owner, fund or investment committee holds up. From someone no vendor pays.

The Problem

Your register is only as good as the reports under it.

Each site team, vendor and inspector reports in its own format, on its own scale, on its own schedule. None of them is doing bad work. None of them was hired to make one site comparable with the next.

It shows up as a capex plan you can’t rank, a roof that comes due a year early, and a committee asking why two sites rated High aren’t in the same condition.

Capex Horizon

See capital needs by year, before they become emergencies.

Across one 22-asset portfolio, the capex plan holds $1.0M for roofs, none of it before 2029. The inspections surfaced $2.6M the plan doesn’t hold, $2.0M of it due before then.

Each surfaced amount is tied to dated findings and photos at one asset, which is what a committee asks to see. Cost figures are planning estimates, not bids.

Roof capex by year, 22 assets

One scale

Three reports, three scales. One register.

Your committee can’t rank what doesn’t compare. We inspect every site against the same severity scale, from the same photo spots each visit.

Your process

Your capex cycle stays yours. We add the input under it.

  1. Measure

Each site, on its own schedule.

    We add

Every site inspected against the same severity scale, each finding photographed from the same spot every visit.

  2. Rank

    Which assets need capital first.

    We add

One register: each asset’s band, open findings and capital needs by year, kept current after each inspection.

  3. Price

    Estimates for each item.

    We add

At least three estimates per item from vetted vendors, within a few weeks. The responses come to us, not to you, and we never recommend who you hire.

  4. Defend

The plan, in front of your owner or committee.

    We add

Findings closed and Risk Pulse movement by asset, dated, released to everyone you invite at the same time, and a quarterly briefing call.

Vendors are vetted on license and insurance, reputation, manufacturer and public referrals, warranty, and explicit experience for the job. We don’t accept referral fees or any payment from vendors. Cost figures are planning estimates, not bids.

Still have a question?

Book a free 20-minute call and ask us directly.

Do you cover markets outside Tampa Bay?

Not yet. We work in Tampa Bay now, and other markets open in 2027. If some of your assets are in Tampa Bay, we can start with those. Book a call and tell us where the rest are.

Is every site scored the same way?

Yes. Every asset is inspected against the same severity scale, and each finding is photographed from the same spot every visit. A High at one site means the same at the next, and a change between visits is a change in the building.

Can the register feed our own capex reporting?

The register reaches you through the client portal and the documents we deliver: inspection reports, dated findings with photos, and planning estimates. If your team needs it in a particular form for your own capex model, ask on a call and we’ll tell you plainly what we can provide.

Do you work on commercial property?

Yes, as well as residential and multifamily. Our published prices are for residential property, rentals included. Commercial property is quoted on scope, and Portfolio Oversight is quoted above five buildings.

Who sees the findings?

Our client, and whoever the client invites. If your firm engages us, you get portal access for the service you bought and decide who else sees it: the owner, the fund, the committee, your site teams. Findings are released in the portal, and everyone invited sees them at the same time. We’ll talk with your partners and insurance agents if you ask us to, and we take no part in any lending process.

Do you recommend vendors or take referral fees?

No. We send a Request for Information to vetted vendors and collect at least three estimates for each item, within a few weeks, and the responses come to us. Vetting checks qualifications only. We don’t accept referral fees or any payment from vendors, and we never recommend who you hire.
